The magic in Instagram really lies in hashtags and creating a hashtag strategy. You can establish yourself as an expert by linking your content through these hashtags. I have a specific strategy using the acronym CLEEP, or category, location, emotion, event or product. When applying this acronym to real estate agents, you should definitely be hashtagging the location you are in and the emotion behind what you’re sharing. A post is allowed to contain up to 30 hashtags, so it’s important to be both broad and specific when using keywords or phrases.
Some other great hashtags could involve the history behind the property, the type of property, or certain features that jump out. This is also a great opportunity to get some market research on what other agents all over the country are doing. When you get proficient at Instagram, it’s a great idea to get consistent with hashtags to show up in that curated content repeatedly. When you use hashtags effectively, you can get recognized as the go to person in a particular area or specialty.
Putting Yourself on the Map—Literally
The second aspect of Instagram that can really boost an agent’s profile is the mapping technology and geotagging. This will put a real estate agent on the map with people who are interested in a specific geography.
When you first create an Instagram account it is important to allow the option of ‘maps on’. By allowing maps, every time an Instagram is posted you have the ability to give the location from where you are posting. This feature gives real estate agents the legacy or track record of being very active in getting the word out about properties. You have the ability to show clients that you are doing things in a way that most real estate agents aren’t even aware of.
Finding other influencers to align with to broaden reach.
The third thing that any real estate agent should take advantage of is mentioning others who are influential and using Instagram to further their business, because aligning yourself with someone allows their market to get to know you as well.
The explore button allows a user to search hashtags or other users to find people that they want to follow. It’s a great strategy to “@ mention” followers, and then they will be notified that they are part of that conversation. For real estate agents, you can @ mention anyone that might be working with you on a property or any local businesses or amenities near the location of a listing. This can expose you to new followers and add value to your posts.
